Here in Colorado, most mineral/oil rights were sold off a long long time ago, before most people bought their house - before the house was even built. That's one of the big controversies out here - you bought your house, nobody knows or cares about mineral rights, nobody mentions when you buy your place that someone bought the mineral rights 50+ years ago, then years later an extraction company comes along with mineral rights on your property and there is little you can do but let them extract, under state law.

It's why you see so many photos of fracking platforms right next to newly built neighborhoods.
