What do you believe is a reasonable expectation for ROI for a paid data science specialization on Coursera? How does this compare to the expectations for other certification paths (e.g. post-graduate certificates)?

Hi Jed, thank you for doing this AMA. I am having a hard time understanding the market in the MD/DC area. It seems like this market never actually corrected, but instead plateaued and is spiking again. For example, the median list price for homes in Montgomery Co. is 7.4 times the median income, and for Howard Co. the ratio is 5.2 times. Is this the new normal and everyone should just suck it up and be house poor, or is this a market for which the bubble has not yet burst? Also, for these markets with such high multipliers / highly leveraged buyers, do you think that rising interest rates will have a big impact on valuations?
