Lanlord here, I only buy a property if the projected rent income makes it a good investment, and there is a very fine line for that cutoff. If that income is artificially reduced, I have no reason to buy the property and it will either stay for sale or get bought by someone who isn't renting it out. Less rental homes available = less supply = higher prices for everyone else.
