IM608 does every Ford I've thrown at it through 2021 without problem. Only issue you'll typically run into is when the alarm is active. There's a couple methods used to disable it but I did have a '19 Ranger that I had to walk away from.

That's subscription based, yeah? Or does it use tokens? I'm always happy to add additional programmers to my arsenal but absolutely refuse to support token or mandatory subscriptions.

How many properties do you own? We have a number property managers with 500+ units that send a steady flow of work our way. The majority of people who use property managers want a hands off experience and aren't going out of their way to purchase, install and maintain that type of hardware.
Owners with one or even a handful of properties buying Kwikset Smart Locks and doing their own rekeys is not a concern. Also, as a side note, usually the "frugal" property owners are the ones you don't want to do business with. (Not saying you're own of them)

That's referred to as On Board Programming and requires two working keys with Ford. You will not be able to originate a new key/prox in an all keys lost situation this way.
Furthermore, not all manufacturers offer OBP including most Japanase imports.
