Why force landlords to lower rent instead of using laws to promote the creation of affordable housing? What is the benefit of keeping rents artifically low instead of actually encouraging development with incentives for affordable and/or low-income housing?

Why not partner with an already established online education platform (eg. Khan Academy)?

While I agree there shouldn't be restrictions, the problem is supply is limited, you can only fit so many buildings into an area. And you need a number of affordable units to sustain the economy there, coffee shops, retail, restaurants need employees that aren't making 300k+/year, and people working there can't afford market rate.
